Agent uses lifetime learning to gain an edge

Pat Wunderlich has been a student for a long time. In 1994, after leaving a successful advertising business when she and her husband divorced, she had to learn about real estate after choosing it as her next profession. “I always liked going into houses and I thought I could either become a real estate agent or a cat burglar. I thought there was more longevity in real estate,” she joked.
Wunderlich saw a daunting task ahead selling real estate while raising a daughter as a single mom. Thinking creatively, she went to work for highly successful real estate agents. “My job for them was to make sure that any offer that came in closed, and to solve any problems that might come up,” she said, adding that over a 12-year period, she had seen almost every challenge and implemented nearly every solution she could imagine.
When her daughter left three years ago for college, she joined Realty Executives, opened her doors and formed the Wonder Team.
“Coming from advertising we do things differently than most real estate professionals,” she said. “We package, market and sell real estate like any other product.” One of the key elements of her plan is that she hires a home stager to review and make selections for every property she lists. “Packaging a property for sale makes our listings stand out from the competition — both online and when the buyers walk through the door.”
Wunderlich has several interests in her downtime. “I’m buying a house, so that’s going to take some time in the next 30 to 60 days. I have a daughter in college who is on the debate team. I like to travel and this year I’ve had the opportunity to watch her debate in a couple of different cities and that’s been real fun,” she said.
Wunderlich has learned something from her daughter, too “Having a teenage daughter who has been on the debate team for seven years has taught me to be a better negotiator.”
She volunteers for several causes as well. “I work with a group of women called Designing Women for a Cause. Each year we do a themed event in the spring and we alternate, with the funds donated to Catholic Charities one year and the next year the proceeds are donated to a group out of Waukesha called ACAP. It works primarily with people who have suffered head injuries,” she said. She became interested in Designing Women a number of years ago. “I attended an event and I thought, ‘I want to be involved with this.’ That was 14 years ago and I’ve done it every year since then except for one.”
Wunderlich has found that her problem-solving skills have served her well in the softened market. “In the last couple of years as prices have fluctuated, appraisals have become more challenging, and mortgage criteria change on a daily basis, the need for someone to solve problems has become greater.” She found her niche with condos. “Condos have always been a different animal,” she said. “These days we’re helping buyers and sellers to navigate the minefield.”
